
An application was recently made to the Town Planning Board for a piece of land on Tai Mong Tsai Road, Sha Ha, Sai Kung, to be used for residential development to provide 280 residential units. It is reported that the applicant is a consortium including New World Development.
The document shows that the site is long and narrow in shape, covering an area of approximately 97,287 square feet. It is located north of The Mediterranean, with a development area of approximately 81,959 square feet. The proposed plot ratio is 1.5 times.
Developers plan to build three 10-storey stratified residential buildings with an additional basement. The residential floor area is approximately 122,938 square feet, with an average area of approximately 439 square feet per unit. The project will also provide a two-storey residents’ clubhouse covering approximately 6,147 square feet.

The applicants point out that the site was originally part of the “Comprehensive Development Area (1)” zone and had been reserved for road works along the route since 2006. The Highways Department did not include the site in the second phase of the Sai Kung Highway Improvement Project announced in 2020. They propose that the land resources no longer used for road purposes be considered for residential development.
The project is adjacent to the site also held by New World Development and others. In 2022, approval was granted to build 972 stratified residential units with a plot ratio of 1.5 times.
