Stan Group companies that own five sites in Hong Ting Road, Sai Kung, have applied for planning permission to redevelop them into tiered residential and residential care facilities. They wish to build five 8-storey mixed-use developments with a total of 1,403 residential care rooms for the elderly as well as 99 private units.
The total site area of the five sites is about 125,500 square feet.The applications request to relax the plot ratio by about 2.74 to 2.8 times. The total development floor totals approximately 349,500 square feet.
Previously the applicants had applied to the Town Planning Board for residential and private school development in 2017 for two of the proposals but they were not approved. Another two were given planning permission for private flats in March 2018, but the sites were sold to the Stan group owned by the Tang family, owners of the Group.
All sites fall within the “Residential (Group E)1″ (“R(E)1″) zone and area shown as “Road” on the Approved Sai Kung Town Outline Zoning Plan No. S/SK-SKT/6 (“Approved OZP”)
The first development application, by Well Harbour (H.K.) Limited (a Stan Group Project Company), seeks approval from the TPB for a Proposed Residential Care Home for the Elderly (RCHE) and Residential Development with Minor Relaxation of Plot Ratio Restriction (“Proposed Development”) at 1 Hong Ting Road, Sai Kung (Lot No. 1104 in DD215).
At the Site the Proposed Development will provide a RCHE with a total of 288 bedspaces and a residential portion with 30 private residential units. Both portions are accommodated from G/F to 7/F with separate entrance lobbies, but shared communal carpark area, Loading / Unloading (L/UL) bays and landscape area at G/F outdoor area. At the site of area about 2,850 sq m, the total GFA will be about 7,980 sq m at a plot ratio of 2.8.
The second planned development is by Hung King Development Limited )a Stan Group company) and they are seeking approval from the TPB for a Proposed Residential Care Home for the Elderly (RCHE) with Minor Relaxation of Plot Ratio Restriction (“Proposed Development”) at 2 Hong Ting Road, Sai Kung (Lot 1107 in DD215).
At the Site the Proposed Development will provide a RCHE with a total of 245 bedspaces. Dormitory rooms will mainly be provided from 1/F to 7/F. Carpark area, Loading/Unloading (LlUL) bays and landscape area will be provided at G/F outdoor area. At the site of area about 1,681 sq m, the total GFA will be about 4,706 sq m at a plot ratio of 2.8.
The third development is by Big Star Asia Pacific Limited (a Stan Group company) and they want approval from the TPB for a Proposed Residential Care Home for the Elderly (RCHE) and Residential Development with Minor Relaxation of Plot Ratio Restriction (“Proposed Development”) at 6 Hong Ting Road, Sai Kung (Lot No. 1002 in DD215).
At this site the Proposed Development will provide a RCHE with a total of 294
bedspaces and a residential portion with 69 private residential units. Both portions are
accommodated from G/F to 7/F with separate entrance lobbies, but shared communal carpark area, Loading/Unloading (LlUL) bays and landscape area at G/F outdoor area. At the site of area about 3,231 sq m, the total GFA will be about 9,047 sq m at a plot ratio of 2.8.
The fourth application is made by Conley Investment Limited (a Stan Group company) and seeks approval from the TPB for a Proposed Residential Care Home for the Elderly (RCHE) with Minor Relaxation of Plot Ratio Restriction (“Proposed Development”) at 7 Hong Ting Road , Sai Kung (Lot 963 (part) in DD215).
At this site the Proposed Development will provide a RCHE with a total of 288
bedspaces. Dormitory rooms will mainly be provided from 1/F to 7/F. Carpark area, Loading/Unloading (LlUL) bays and landscape area will be provided at G/F outdoor area. At the site of area about 1 ,950 sq m, the total GFAwil1 be about 5,340 sq m at a plot ratio of 2.74
At the last site Conley Investment Limited (a Stan Group company) is seeking
approval from the TPB for a Proposed Residential Care Home for the Elderly (RCHE) with Minor Relaxation of Plot Ratio Restriction (Proposed Development”) at 7 (part) and 9 Hong Ting Road, Sai Kung (Lots 963 (part), Ext. to 963 (part) and 991 (part) and Adjoining Government Land in DD215).
The Proposed Development will provide a RCHE with a total of 288 bedspaces.
Dormitory rooms will mainly be provided from 1/F to 7/F. Carpark area , Loading/Unloading (L/UL) bays and landscape area will be provided at G/F outdoor area. At the site of area about 1,950 sq m, the total GFA will be about 5,400 sq ml at a plot ratio of 2.77
