The large scale redevelopment of the five disused industrial buildings along Hong Ting Road, Sai Kung has been approved by the Planning Department.
Nos. 1, 2, 6, 7 and 9 Hong Ting Road, bought for $2.5 Billion in 2020 by the family of Shop King, Tang Shing-Bor, applied to the Town Planning Board for the development of social welfare facilities (for the elderly) in August this year. The plans included providing 1,127 beds in residential care homes for the elderly, with a floor area of approximately 251,000 square feet. The Planning Department has expressed no objection to the proposal. The proposal will be submitted to the Town Planning Board for consideration today (26/11) and is expected to be approved, after being modified following the Board’s rejection of the initial proposals last year.
The Planning Department believes that the plot ratios, building height restrictions, and coverage ratios proposed in the development plan are in line with the outline plan restrictions. The OXZP for Sai Kung designates the current industrial area as residential, so the plan gets rid of the existing industrial buildings, and at the same time provides elderly care places in the district.
According to the data, the five projects have been applied for separately, with a site area ranging from 18,095 to 30,678 square feet, with a total site area of 125,532 square feet. All of them are planned to be developed at 2x the plot ratio to build five 6-storey homes for the elderly. The area of each building is approximately 36,189 to 69,558 square feet, and a total of 251,064 square feet is involved.
