According to information from the Town Planning Board, developers have applied for the construction of seven low-density residential buildings, with an average of 1,535 square feet each, for a green belt site in Tai Po Tsai Village, Yan Yee Road, Tai Mong Tsai, Sai Kung. The applicant for the above-mentioned development plan is not the registered owner of the land. The applicant has occupied the land for more than 12 years, and the registered owner cannot legally recover the land. Therefore, they reached an agreement and applied for the development project together.
Site location
The planned residential development is located in the Lot No. 36 in D.D. 256, Tai Mong Tsai, Sai Kung. Currently, iron plates and some temporary construction materials used as agricultural and residential structures are on the site. Organic vegetables and garden trees and flowers are planted in the area, and antique stone ornaments are installed outdoors.
The site area is about 21,485 square feet. The planning application requests it to be rezoned to “Residential (Type C) 1” zone, and seven low-density residential buildings with three floors will be built at a plot ratio of 0.5. The estate name is “Villa Big Dipper.” After completion, the total floor area will be about 10,743 square feet, with an average area of about 1,535 square feet per unit. Each unit also has a large green balcony with an area of about 237 to 267 square feet.
