Plans for massive development at Sha Ha submitted to Town Planning Board

At the last meeting of the Town Planning Board, on 15 January, plans for the massive residential development at Sha Ha were finally made public as a rezoning application was made by the development consortium funding it.

The application is to rezone the land from its current Village-type and Government Land to Residential. The area consists of a total of 251 Lots in D.D. 221 and adjoining Government Land. The Rezoning Area covers a total land area of 13,230 m2, of which the Applicants own about 81.5%, 3.5% are owned by other land owners and 15% are Government Land.

Upon completion by 2027/2028, the proposed development will yield a total of 154 residential units. The proposed development comprises a total of 27 building blocks: 14 are 3-storey (excluding basement) detached houses, 10 are 3-storey (excluding basement) semi-detached houses, 2 are 7-storey (excluding basement) residential towers and 1 is a 2-storey (excluding basement) clubhouse.

A communal basement carpark, together with a public vehicle park PVP with a total of 30 car-parking spaces, will be provided on-site.

In November 2018 another consortium applied for planning permission to build 771 units on an adjacent plot but rejected in its present form by the TPB in January 2020.
