Plans for development of Sha Ha published: 168 new homes in Sai Kung including three towers

A development consortium applied to the Town Planning Board for a residential village-style development site located next to the WM Hotel on Wai Man Road, Sai Kung. It plans to build 168 units as a mixture of low-rise, low density houses and three tower blocks.

The application site is in Sha Ha, Sai Kung and adjacent to the government land. The site area is about 136,587 sq. ft., of which the government land occupies about 21,475 sq.ft. The land is currently a village-style development zone, which is planned to be rezoned as a residential (Type B) zone, with a plot ratio of about 1.5 times. After completion, 14 bungalows and 3 residential buildings with a height of 3 to 10 floors will be provided. The residential floor area is about 203,659 sq. ft. There is also a clubhouse.

The scheme proposes three residential towers and 14 houses, yielding a total of 168 residential units on the site. Two car park decks will be built under the three tower blocks providing 254 parking spaces. A public car park with 120 parking spaces (including 100 for private cars, 10. for LGVs, and 10 for coach) will be provided to meet the parking demands of the wider community.

The application states that the consortium owns more than 98% of the private land in the application site, and is actively reviewing the development potential of the land.

The application site has been planned as a village-style development zone for nearly 18 years. So far, no small house has been applied for or officially approved there. The site is currently being used as a temporary open-air parking lot, and is occupied by some temporary structures.

The application also pointed out that the height of the buildings in the development site will adopt a stepped design, decreasing from 10 storeys to 3 storeys (excluding the basement) towards the seaside in the east. At the same time, a preliminary archaeological impact assessment has been carried out for this application within the range of sites with archaeological research value in Sha Ha.
