The consortium owning residential land in Sam Fai Tin, Ho Chung, Sai Kung, has applied to the Town Planning Board to relax by more than 25% the height limit for the construction of luxury homes, involving a total buildable floor area of about 2,933 square feet.
The site of the new development
According to documents from the Town Planning Board, the project is located at Lot No. 214 and the additional portion of Lot No. 219 of Tin Shek Road, Sai Kung, and adjacent government land. It is currently classified as “Residential (Category C) 2” and is applying for relaxation of building height restrictions for permitted housing development.
The project site area is approximately 7,335 square feet, including 1,387 square feet of government land; the current 9-metre building height restriction is applied to be relaxed to 11.3 metres, which is an increase of 2.3 metres or approximately 25.6%; and is developed with a plot ratio of approximately 0.4 times to build 1 The building is 2 stories high and has a 1-story basement bungalow to provide 2 luxury homes, involving a total buildable floor area of approximately 2,933 square feet.
The applicant pointed out that the current site of the project is a 3-storey building, and the application is to relax the height limit to provide a liveable living space height to promote health and well-being; at the same time, it provides basement parking space that meets operational needs; and the application complies with ” The planning intention of the “Residential (Category C)” zone also meets the liveable needs of housing in the post-epidemic era.
