
The Town Planning Board will review the latest development plan for the Sai Kung Sha Ha low-density residential project at its meeting on Friday 5 December. The development is expected to build approximately 147 units. The Planning Department has stated that it does not objected to the application in principle.
The site is located near Tai Mong Tsai Road on Wai Man Road, Sai Kung, belonging to Lot No. 221 of the surveyed areas. In 2023, two companies submitted an application to the Town Planning Board to rezone the site to “Residential (Category B) 6,” proposing to build three apartment buildings and 14 detached houses, totalling 168 units. The application was rejected by the Town Planning Board in early 2024. The consortium later filed for judicial review and won in May this year. The Town Planning Board has scheduled a re-review of the application on Friday 5 December.

According to documents submitted by the Planning Department, the applicants recently submitted supplementary information to the application, including reducing the site area by 9.5% to approximately 1.15 hectares, and changing the plan to build 14 detached houses and three apartment buildings ranging from 3 to 10 stories, totaling 147 units, a reduction of 12.5% ​​from the original plan, with a total gross floor area of ​​approximately 184,300 square feet.
